Terms & Conditions

We don’t have many rules & regs but here they are…
  • Don’t leave your dog unattended at any time. Don’t let your dog jump on the beds and other furniture. Dogs are not allowed upstairs in the cottage. Other pets not allowed. If your dog barks excessively you will be asked to leave. Strictly 1 dog only per accommodation.
  • For group bookings (over 6 people) please contact us. Please don’t invite non-residents on to the farm without asking us first.
  • For whole site bookings please contact us for house party costs and conditions.
  • Children count towards occupancy. Please don’t bring extra children without contacting us first.
  • Please respect our cleaners by washing up before you leave.
  • If you damage anything, let us know – accidents happen (we reserve the right to invoice you for significant damage, excess cleaning, losses and breakages)
  • All of our accommodation is non smoking. Guests who smoke in the rooms will be charged £100 for deep cleaning of the room.
  • Overnight charge of electric vehicles – £10
  • Return of lost property – £10
  • Lost keys – £10
  • Please arrive after 4.00 pm and depart before 10.30 am
Coronavirus. If we cannot fulfil your booking for any reason related to Covid 19 (such as government restrictions which mean we have to close) we will rearrange your dates or, if that is not possible, refund your payment. If you decide to cancel your booking for any other reason (such as personal or local circumstances) our normal Terms & Conditions apply - see below. Most good travel insurance policies will cover such eventualities. Bookings via online travel agents (e.g, AirBnB, Cool Camping) may have different terms and conditions as they have their own policies and hold all monies.
Payment & Cancellation Terms

Full Payment required on booking. Booking may be cancelled up to 3 weeks before date of stay with full refund less 30% admin fee. After this time no refund is given. (If you prefer not to pay in full at time of booking just email or phone and we can take a 30% non-refundable deposit.) Please note bookings via online travel agents (e.g, Airbnb, CoolCamping) may have different terms and conditions.

The Cottage Payment & Cancellation TermsA non-refundable deposit of 30% of the rental fee is payable at the time of booking. The balance must be paid at least two calendar months prior to the start of the rental period. For bookings made less than 2 calendar months prior to the start of the rental period, the full balance is due at the time of booking. In the event that you need to cancel a confirmed booking the following cancellation charges will apply

  • 60 days plus from arrival – Deposit
  • 0 – 59 days before arrival – 100% of total contract value
